Booking Terms and Conditions

Payment upon booking is required to confirm your reservation. 

If cancellation is more than 14 days before the check-in date, the full tariff will be refunded  or the booking may be transferred to an alternate available date. Please note a $50 administration fee will apply to full refunds or transfers. 

Cancellations made within 14 days of check-in date, the full tariff is payable.  No refunds or transfers are available. 

Failure to arrive the full tariff is payable. 

A security deposit is required for all direct bookings.  We will place a hold of $200 on the credit card used for the booking the day prior to check in. Please ensure sufficient funds are available as we may decide to cancel a booking if we are unable to place a hold. 

We reserve the right to withhold all or part of the security deposit to cover additional cleaning fees or damages beyond normal wear and tear. Rest assured, we will inform you in advance if any charges are necessary. 

The hold will be released after 7 days.

Check in & Out Times

Check in time is from 3pm. Check out time is on or before 11am on the day of your departure. Late checkouts which have not been agreed with the hosts will be charged at $50 per hour or part thereof.

The cottage is strictly for a maximum of 2 adult guests only - no guests under 18, no group bookings or parties are allowed. Use contrary to this will result in loss of your bond and/or additional payments. 

Outdoor Spa (Bluebells Only)

The outdoor spa is chlorinated and has a filter. Under no circumstances are bubble bath, shampoo, oils etc to be used as these products will block the filter, causing damage to the filter and heating equipment. If these products are used there will be a cleaning charge of $200 for emptying and refilling the spa, or if the filter is damaged and needs to be replaced, the charge will be $300. Please ensure that the pump is turned off after use as prolonged running will cause malfunction with the gas heating unit.(Never leave running overnight)

Indoor Spa (Harem Only)

The indoor spa in The Harem can have bubble bath. No petals to be used in the bath as this blocks the filter, which then builds up pressure, causing damage to the pump system. Replacement charges will apply if pump is damaged due to foreign objects in the spa. The spa must be emptied of water prior to your check out.

Bed Canopy

Please be aware to be careful not to damage the canopies.

Candles

Candles are strictly prohibited in the cottages. This is for many reasons but mainly to avoid: fire, candle dye, wax and damage to timber and soft furnishings.

Other Liquids and Oils

Please respect the furniture and fittings for your enjoyment and for future guests. Some substances stain the soft furnishings, so please do not use massage oils etc.

Smoking

The cottages are non smoking. Any smoking in the cottages will incur an extra cleaning charge of $100 as we have to fully air the rooms, wipe down surfaces, replace pillows, table and window coverings etc before the next guests arrive. Please close the door when smoking on the balcony and use the ashtray provided. We would also appreciate your care in disposal of cigarette butts - there are bins located in the carpark.  Please note that an additional cleaning fee of $50 will apply if cigarette butts are not appropriately disposed of. 

Log Fires

Please use these with caution and care. Do not overload them with wood it can (has) broken the glass doors. We cannot fulfil the next booking until the door is fixed. An external basket of wood is supplied for your stay. If you require additional firewood, this can be purchased from the IGA Supermarket.

PLEASE NOTE THAT THE LOG FIRES ARE NOT PERMITTED TO BE USED DURING THE FIRE DANGER PERIOD AND ON DAYS OF TOTAL FIRE BAN.

Cleaning & Damage Charges

By booking with us you agree that you have read and understood these requests. You also agree that should the management of Gembrook Cottages believe you have not tried to leave the cottage as you found it (except for normal cleaning), that you will be charged for industrial cleaning or damage. Any damage to items or property will be charged accordingly. This includes all dishes that have been used; these must be cleaned and returned to their location. Toiletry pump packs remain the property of Gembrook Cottages and are not to be taken. A $15 per item charge applies for items that have been removed. 

Lost Keys

Lost keys will incur a fee of $20.
